Commercial Bypass Information

The Board of Property Assessment Appeals & Review has announced a bypass process in which commercial property owners may waive a requested formal appeal of their 2013 reassessed value and go directly to the Court of Common Pleas Board of Viewers for disposition.

The Board received approximately 15,000 commercial appeals for the 2013 court-ordered reassessment. Based on the volume of appeals, number of commercial appraisers available for hearings, and extensive work that accompanies each commercial appeal, there is no guarantee they will be scheduled in 2012 or resolved in time for the 2013 tax year. Based on that information, Judge Wettick has provided a bypass option that commercial property owners may take advantage of if they meet the stated requirements.

In order to qualify for the bypass option, a commercial property must have a 2013 reassessed value of more than $1 million. For those owning multiple properties as part of the same commercial facility, the aggregate 2013 reassessed values of the properties must exceed $1 million in value.

Those commercial property owners meeting the requirements and wishing to take advantage of the bypass must submit a written request and/or application to the Board of Property Assessment Appeals & Review. All commercial property owners will be receiving information in the mail about the bypass process.
